Following this consultation, you'll move into the first stage where you'll collaborate with a team member to develop your transparent estimate. We'll then schedule an on-site visit, typically about an hour, to discuss your remodel's goals and specifics in detail. Afterward, we'll provide you with a comprehensive, transparent estimate that forms a solid foundation for your project without restricting your design freedom. What is a Transparent Estimate?
The traditional "lump sum" construction estimate often provides just a single number, with little to no detail about the costs involved. While experienced contractors might accurately ballpark project expenses, most homeowners don't remodel often enough to keep up with current costs. Especially with the recent increases in material and labor, that outdated model just doesn't make sense anymore.
That's why, post-COVID, we transitioned to an itemized estimating system. After our initial site visit, we combine measurements with our years of construction knowledge to show you a detailed breakdown of anticipated costs. This empowers you, the homeowner, to understand exactly where your budget is going. You can then decide how to best influence costs and prioritize what's most important for your project, whether that means acting now or planning for later.
Once you're comfortable with your preliminary budget, we move into the Project Development Phase – where the exciting part truly begins! At this stage, we'll collect a small retainer fee and sign a Project Development Agreement. This secures your project's spot on our schedule and kicks off the crucial design process.
Project Development Phase
Our Project Development Phase is typically a three-milestone process, with some collaborative "homework" between meetings. During this phase, we'll work closely with you to gather all the necessary information to design, specify, and definitively price your project.
We're committed to keeping your project within your budget. We design with your budget in mind, adjusting and refining as we go. Of course, you can always ask us to exceed the agreed-upon budget if your vision evolves, but rest assured, you'll never be pressured into making selections that push you beyond your comfort zone.
Our promise to you by the end of this phase is a detailed scope of work with all material selections, comprehensive floor plans and 3D renderings, and a fixed-price contract down to the exact cent. This thorough preparation ensures we move into the construction phase with confidence, knowing the project you envisioned is precisely the one you'll receive.
