To lock your project into our production calendar, we execute a Project Development Agreement (PDA) and a small retainer. This isn't an extra fee; it's a deposit that is credited directly toward your construction contract. It officially activates our team of designers, architects, and structural experts to begin the deep dive into your home’s DNA.

Step 01: Create & Engineer

This is where your vision meets structural reality. We break this into two critical milestones:

Milestone 1: The Floor Plan.

We don't just "draw a room." We map out plumbing, electrical, and HVAC paths. By finalizing the "guts" of the project early, our production team can secure quotes from trade partners while you focus on the aesthetics.

Milestone 2: Selections & 3D Visualization.

This is the high-touch phase. You’ll touch materials, choose finishes, and watch your space come to life in 3D digital renderings. We work within your Transparent Estimate, manipulating the budget to prioritize the features you can’t live without. By the end of this phase, your project is priced down to the exact cent.

Step 02: Organize & Mobilize

While you finalize your aesthetic, our production team is in the trenches. We calculate every rough material cost, verify labor hours, and write work orders for our trade partners. We prepare permit documents and verify that every "behind-the-walls" detail is accounted for. This is where we kill the risk of mid-project "surprises."

Step 03: Finalize & Launch

Before we break ground, we do a final walkthrough of every selection, floor plan, and scope of work.

Zero Change-Order Goal: We want you 100% satisfied with your choices now, so we never have to stop momentum later.

The Logistics Engine: Once you sign off, we order materials, submit permits, and prep your "Material Bay." We check every delivery for damage before it ever reaches your house.

Commanding the Schedule: Your Project Manager finalizes the production timeline, ensuring trade partners and inspections are synchronized for a relentless construction pace.
